The grout between tiles can crack and the caulk surrounding the tub/shower can become harden and loosen. When this happens, you no longer have a waterproof seal and water can leak through and damage the surrounding walls or floor below. Mold will also begin to grow behind the damage walls. As soon as you notice any cracks or holes, you should replace the caulking or grout to prevent potential water damage. Check the caulking around the sinks, toilets, doors, and windows. We check the tiles and the caulk during inspections and during the turn over work before we market the home for rent.
