Orlando Property Management: troubleshooting steps to take before submitting a work order for the A/C unit
1) Have you changed the vent filters recently? These should be changed every 30 to 60 days and it is your responsibility to keep them clean.
2) Have you checked the breakers? Try switching all of the breakers to the “off” position and then flipping them back to “on”.
3) Is the air conditioner blowing air but not cold air? Shut the air conditioner unit completely down for a number of hours and then turn it back on – Please submit the work order, but this will help to de-ice the system so that the system CAN be repaired.
4) Is the thermostat working? If it is a digital thermostat, try inserting new batteries.
5) Check the water drain by the air handler. Check to see if there is water around the air handler.
